Completed flat membrane roof by Randy's Roofing Construction

A flat roof contractor based in Edgewater

Flat roofs don't shed water quickly, so the membrane, seams and drainage do all the work. When one fails, the leak often shows up far from where water got in. Randy's Roofing Construction has repaired and replaced these roofs since 2013 from our base in Edgewater, NJ.

Most flat roofs we see are on condos and townhomes, brick multi-family homes and rowhouses with parapets, and mixed-use buildings downtown. We also handle the low-slope parts of single-family homes: rear additions, porch roofs, sunrooms and garages.

We serve Bergen, Hudson, Essex, Passaic, Morris and Union counties, from Edgewater and Clifton to Newark. Every job includes a written quote and our 10-year workmanship warranty, with financing on approved credit and 20% off for military, veterans and seniors 65+. NJ HIC #13VH13111700.

Flat roof systems we install

No single membrane suits every building. We look at size, drainage, foot traffic and what sits underneath before recommending one.

  • EPDM (rubber membrane). A synthetic rubber membrane laid in large sheets, which keeps seams to a minimum. It stays flexible in cold weather and is a common choice for condos, rowhouses and larger roofs with parapet walls, like this waterfront condo flat roof in Edgewater.
  • TPO (single-ply membrane). A single-ply membrane, usually white, with heat-welded seams. The light surface reflects sunlight, which can help keep top-floor rooms cooler. It suits open roofs and roofs with mechanical equipment.
  • Modified bitumen. Asphalt-based roll roofing applied in layers, often with a granule surface. It handles light foot traffic and fits porch roofs, rear additions, garages and small flat sections that tie into shingles or siding.

Signs your flat roof needs attention

Catching problems early usually means a smaller repair. If water is already coming inside, call our 24/7 emergency roof repair line.

  • Ponding water. Water that sits for days after rain adds weight, wears the membrane and finds any weak seam.
  • Blisters. Raised pockets mean trapped moisture or air. They can split in summer heat or underfoot.
  • Open seams. Edges that curl, peel or lift by hand are where many flat roofs start leaking.
  • Cracked flashing at parapets. Gaps where the membrane turns up a parapet, curb or skylight let water run behind the wall.
  • Clogged drains and scuppers. Leaves and grit turn the roof into a shallow pool. This is one of the easiest problems to prevent.
  • Interior stains. Rings on a top-floor ceiling or damp spots near an outside wall. The entry point may be several feet away.
  • Soft spots. If the roof gives underfoot, water has likely reached the insulation or deck.

Repair, recoat or replace?

We tell you which option makes sense and why.

  • Repair. If the damage is limited to a seam, blister, flashing detail or drain and the rest of the membrane is sound, a targeted roof repair is the right call.
  • Recoat. A coating can extend the service of a roof that is worn on the surface but dry underneath. It won't fix wet insulation, a rotted deck or heavy ponding; coating over those problems seals them in.
  • Replace. When leaks keep returning, large areas are wet, or the roof has been patched again and again, replacement is usually the better use of your money. The Edgewater condo board we worked with had been through three patch attempts by other contractors first. Replacement is also the time to fix drainage.

How a flat roof job works

Whether it is a garage or a multi-family building, the steps are the same.

  • Inspection. We check seams, flashing, drains and the ceilings below, and take photos so you see what we see.
  • Moisture check where needed. If we suspect water under the membrane, we check the layers below so the quote reflects what is really there.
  • Written quote. A written scope covering materials, drainage, flashing and how we will handle the building during the job.
  • Protecting the building. We protect entrances, walkways, landscaping and the areas below the work.
  • Tear-off or overlay. A wet or multi-layer roof comes off to the deck, and damaged decking is replaced. A dry, sound roof may allow an overlay. We check with your town's construction office on permits and what is allowed.
  • Insulation and tapered slope. Tapered insulation pitches water toward drains and scuppers, correcting ponding instead of patching around it.
  • Membrane and flashing. The new membrane goes down, then we flash every parapet, curb, vent pipe and drain.
  • Cleanup and final photos. We clean the roof and grounds, clear the drains and send photos of the finished roof.

Condos, HOAs and multi-family buildings

Roofing an occupied building takes planning beyond the roof itself.

  • Boards and managers. We walk the roof with the board or manager, provide a certificate of insurance, and put the scope and schedule in writing for approval.
  • Scheduling around residents. We plan noisy work and deliveries around the building. On the Edgewater condo job, a daily progress notice in the lobby kept residents informed.
  • Access and roof hatches. We plan access ahead of time, whether through a roof hatch, ladders or a hoist, and keep hallways and common areas protected.
  • Shared walls. Rowhouses and mixed-use buildings often share parapets and drainage with neighbors. We check those tie-ins so a new roof doesn't cause a problem next door.
FAQ

Flat Roof Repair & Replacement Questions

Do you repair flat roofs, or only replace them?
Both. Many leaks come from one seam, flashing detail or blocked drain, and a repair fixes it. We recommend replacement when the roof is wet underneath or keeps leaking after repairs.
Which is better: EPDM, TPO or modified bitumen?
It depends on the roof. EPDM is common on condos and parapet roofs, TPO suits owners who want a white reflective surface, and modified bitumen often fits porches, additions and garages. We explain our recommendation in the quote.
Can you fix ponding water on a flat roof?
Yes. We clear and reseal drains and scuppers, and during a replacement we can add tapered insulation to slope water toward them, as we did on the Edgewater condo roof.
Do you work with condo boards and property managers?
Yes. We put the scope and schedule in writing, provide a certificate of insurance, and plan the work around residents.
What areas do you serve for flat roofing?
Bergen, Hudson, Essex, Passaic, Morris and Union counties in New Jersey, including Edgewater, Clifton, Hoboken, Jersey City and Newark.
What warranty comes with a new flat roof?
Every job carries our 10-year workmanship warranty. New membrane systems also carry a manufacturer warranty, explained in your written quote.
