One City, Several Kinds of Roofs
Jersey City is big enough that the right roofing answer depends on the neighborhood. Downtown, around Paulus Hook, Van Vorst Park and Hamilton Park, much of the housing is brick and brownstone rowhouses with flat roofs behind cornices and parapets. Up in the Heights and out through Greenville and the West Side, the typical house is a two- or three-family frame building, often with a flat or low-slope roof and sometimes a pitched or mansard section, standing a few feet from its neighbor. Mid-rise condos and apartment buildings are spread throughout.
We approach each of these differently. On a rowhouse, the work is mostly membrane, flashing and drainage. On a frame multi-family house, we also look at the cornice and fascia, the gutters and leaders at the back, and whether the siding and roof edge are shedding water together. A pitched section may only need a shingle roof repair while the flat part beside it needs a new membrane, and we price those separately so you can see where the money goes.
Many owners in Jersey City are landlords with tenants upstairs, or condo owners who share a single roof. We put the scope in writing, include photos of the problem areas, and plan the job around the people living in the building, the way our crew did on a three-family tear-off in Newark's Ironbound.
Roofing Services in Jersey City
Below are the services Jersey City owners ask about most. Each link goes to a page with the full process.
Flat & Low-Slope Roofs
New membrane roofs for rowhouses, multi-family buildings and rear extensions, with flashing carried up and over the parapets and outlets kept clear so water leaves the roof.
Roof Replacement
Full tear-off on pitched and mansard sections, rotted boards replaced, ice-and-water shield in the leak-prone spots and a complete GAF shingle system.
Roof Repair
Seam, flashing and drain repairs on flat roofs, and shingle, vent and valley repairs on pitched roofs, when the rest of the roof still has good years left.
Siding
Vinyl or fiber cement siding on frame two- and three-family houses, including side walls only a few feet from the neighboring house.
Gutters
Seamless gutters and leaders, often at the back of the house where a flat roof empties into a single outlet.
Emergency Roof Repair
Tarping and temporary sealing at any hour when storm water gets inside, with photos you can use for the insurance claim.
Roof Issues That Come Up Across Jersey City
Older housing, tight lots and shared walls explain most of what we expect to find. These are the issues we look at first.
- Roofs layered over roofs. Flat roofs on older Jersey City houses have often been covered again and again with roll roofing, tar or coatings. Each layer adds weight and holds moisture, and leaks get harder to trace. A replacement means taking everything down to the boards.
- Cornices that hold water. Decorative wood or metal cornices across the front of rowhouses and frame houses often hide a built-in gutter. When that liner rusts or splits, water rots the cornice and stains the front wall.
- Narrow gaps between houses. Many houses stand a few feet apart or touch outright. Ladders, staging and materials have to fit in that space, and water from one roof can spill onto the next. We plan access before the job starts.
- Where pitched meets flat. Some frame houses have a steep front or mansard section above a flat main roof. The joint where the two meet is a frequent leak and needs flashing that suits both roof types.
- Wind on higher ground. Houses on the ridge in the Heights and buildings close to the river take more wind than sheltered blocks inland, so edge metal and flashing have to be fastened properly.
