The Project
A waterfront condominium board in Edgewater contacted us after years of recurring leaks at multiple penetrations and chronic ponding water near a south-facing parapet. Three previous patch attempts by other contractors had only delayed the inevitable. The board wanted a permanent fix and clear communication with residents throughout the work.
We presented a complete EPDM membrane replacement scope: full tear-off down to the deck, decking inspection and rot replacement, tapered insulation to fix the ponding-water issue, and a fully adhered 0.060" EPDM membrane with new flashing at every penetration and parapet wall. The bid included a written work schedule and a daily progress notice posted in the condo's lobby.
Work was completed in five days with zero unit disruption. The new system carries a 20-year manufacturer warranty plus our 10-year workmanship guarantee.
