Practical Roofing for Parsippany Homes

Much of Parsippany was built out in the decades after World War II: streets of ranches, split-levels and Colonials, smaller homes around Lake Hiawatha and Lake Parsippany, and townhome communities added later. Plenty of these roofs are on their second set of shingles, and the problems they develop tend to be predictable.

Split-levels are a good example. Where a lower roof runs into the wall of a taller section, the step flashing and siding have to overlap the right way, and when they don't, water ends up inside the wall. We inspect those transitions on every visit, along with the attic, because ventilation on many homes of this era was an afterthought.

Afterward you receive photos of what we found and a written estimate. If replacement makes sense, we walk you through the options and how financing on approved credit works. Our article on roof replacement costs in New Jersey explains what drives the price.

Roofing Services in Parsippany

Parsippany homeowners call us mainly for the work below. Each item links to the full service page.

Roof Replacement

Old shingles stripped, soft plywood swapped out, leak barrier along the eaves and in every valley, then a full GAF system with ridge exhaust balanced against soffit intake.

Roof Repair

Leaks at step flashing, plumbing vents and skylights, shingles lifted by wind, and small areas of storm damage.

Gutters

Seamless gutters and larger downspouts for homes under mature trees, where clogs lead to overflow and ice at the eaves.

Siding

Vinyl or fiber cement siding, done together with the roof when it makes sense, so the wall-to-roof flashing is right the first time.

Soffit & Fascia

Rotted fascia replaced and vented soffit added, supplying the intake air many ranch and split-level attics are missing.

Emergency Roof Repair

A tree on the roof or a sudden leak during a storm. We tarp, take photos for your insurer and schedule the permanent repair.

Where Parsippany Roofs Tend to Fail

These are the patterns we find most often on houses of this age and style.

  • Split-level wall transitions. The joint where a lower roof meets the upper wall is the classic split-level leak. Without kick-out flashing at the bottom of that run, water is sent behind the siding and into the framing.
  • Attics that can't breathe. Ranches and split-levels often have a few small vents and soffits that were painted shut or covered over. Heat and moisture stay trapped, shingles age early and ice dams form in winter.
  • Trees over the roof. Mature trees drop limbs in storms, fill gutters and keep parts of the roof damp and shaded, which encourages moss and granule loss. Homes on wooded lots, including many near the lakes, see more of it.
  • Low-slope porch and family-room roofs. Additions are often framed shallower than the main roof. Shingles on those sections let water back up underneath; a membrane is usually the right material there.
  • Townhome roofs with shared lines. On attached townhomes, one owner's roof runs straight into the next. We work out with you, and with the association if there is one, where our work starts and stops so those joints stay watertight.
Parsippany FAQ

Questions from Parsippany Homeowners

My split-level has a water stain on an inside wall, not the ceiling. Could it be the roof?
Often it is. On split-levels, water from a bad roof-to-wall joint tends to run down inside the wall before it shows. We check the flashing, siding laps and kick-out at that transition, and we'll tell you if the problem turns out to be something else.
We live in a townhome community. Can you still work on our roof?
Yes. Many associations have their own approval steps or required materials, so we ask you to check with the board or manager first, and we're glad to provide the details they need.
Do I need a permit for a new roof in Parsippany?
Not always; it comes down to the work involved. We check with the Parsippany-Troy Hills construction office before starting and file whatever paperwork is required.
Is there a discount for veterans or seniors?
Yes. Anyone who has served, is serving now, or is 65 or older gets 20% off. Financing is also available on approved credit.
