Roofing for a Town Built Close Together
West New York fits a lot of housing into a small area on top of the Palisades. Most residential streets are lined with attached or closely spaced two- and three-family homes, many of them frame buildings with flat or nearly flat roofs and a decorative cornice across the front. Mixed in are brick apartment buildings, newer condos and, below the cliffs, waterfront developments with large flat roofs of their own.
Roofs like these behave differently from a typical suburban shingle roof. Water has to travel across a nearly level surface to a drain, a scupper or a gutter at the back of the building, and any low spot, clogged outlet or open seam turns into a leak. When we inspect a West New York flat roof, we spend as much time on drainage and the edges as on the membrane itself, because that is where most failures begin. Our flat and low-slope roofing page explains the systems we install.
Owners here also deal with practical issues that have nothing to do with materials: tenants on every floor, a neighbor whose roof is joined to yours, and very little room on the street for a dumpster. We talk through all of that during the free inspection so the written estimate reflects how the job will really run.

These are the requests we expect most from West New York property owners. Follow any link for the full details.
Flat & Low-Slope Roofs
Tear-off of worn roll roofing or old built-up layers, new insulation where it makes sense, and a fully adhered membrane flashed up the parapets, around hatches and into the drains.
Roof Repair
Targeted fixes for split seams, blisters, cracked parapet flashing and leaking roof hatches, so a roof that is still sound doesn't get replaced early.
Emergency Roof Repair
Around-the-clock tarping and temporary sealing when a storm opens up a roof, with photos taken before and after for your insurance company.
Soffit & Fascia
Rotted wood at the front cornice and along the roof edge repaired or wrapped, which keeps water and pests out of the top-floor apartment.
Gutters
Rear gutters and leaders on attached homes cleaned out, resized or replaced, so runoff leaves the property instead of soaking a shared wall.
Chimney
Flashing, crowns and repointing on brick chimneys serving multi-family buildings, where one cracked crown can leak into more than one unit.
What We Look for on West New York Roofs
Dense, attached housing comes with its own set of roof problems. These are the ones we check first.
- Ponding water. Flat roofs that have settled, or were built with too little pitch, hold water after every rain. Standing water wears a membrane out faster and finds any weak seam. Tapered insulation or added drains can correct it during a replacement.
- Parapet and coping leaks. The short walls around a flat roof are exposed on both sides. Cracked brick, loose coping and old flashing let water into the wall itself, where it can travel a long way before it appears as a stain.
- Decks built on old roofs. A deck sitting directly on a flat roof traps debris, hides the membrane and makes every repair harder. Before a replacement we go over with the owner how the deck will be lifted, protected or rebuilt.
- Seams at the property line. Where two attached houses meet, the roofs are often joined with little more than a strip of roll roofing or tar. That line moves and cracks over time, and a lasting repair ties both sides in.
- Wind on the cliff side. Buildings closest to the edge of the Palisades catch strong gusts off the Hudson River. Loose edge metal and poorly fastened membrane are the first things to give way.
