The Project
The homeowners reached out after a Bergen County windstorm tore loose a section of three-tab shingles on the south slope of their two-story home. A site inspection revealed the underlying problem: the original 18-year-old roof had reached the end of its serviceable life — granular loss, brittle shingle edges, and minor decking rot near a south-facing valley.
Rather than patch a failing system, we presented the homeowners with a full-replacement scope using GAF Timberline HDZ Charcoal architectural shingles — a 30-year limited-lifetime product backed by GAF's StainGuard Plus algae warranty and 130 mph wind coverage. The estimate was delivered in writing within one business hour, locked in for 60 days.
Tear-off, decking inspection, ice-and-water shield, synthetic underlayment, shingle installation, ridge vent, and full site cleanup were completed in two work days. Final cost matched the original estimate to the dollar.
