Roofing for the Way Newark Is Built

Newark's residential streets are lined with multi-family frame houses, attached brick row homes and older Victorians, and a large share of them sit under flat or low-slope roofs hidden behind a parapet. Those roofs don't fail the way a suburban shingle roof does. Water usually gets in at the edges: where the membrane turns up the parapet wall, around a clogged drain, or at a coping joint that opened up years ago.

Because so many buildings here hold more than one household, a roof job is also a scheduling job. We plan the work so tenants know when the crew will be overhead, keep entries and stairwells clear, and clean the yard and sidewalk at the end of every day, not just when the job wraps up.

Before we quote anything, we get on the roof, check the deck, drains and flashing, and take photos you can share with co-owners or a lender. The written estimate spells out what we'll replace, what we'll keep and why. If you'd like a sense of typical numbers first, our guide to what a new roof costs in New Jersey is a good place to start.

Roofing Services in Newark

These are the services Newark property owners ask us about most. Each one links to a page with the full scope and materials.

Flat & Low-Slope Roofs

Tear-off of worn tar and roll roofing, repairs to the deck, and a new membrane system with properly flashed parapets, drains and scuppers.

Roof Repair

Targeted fixes for leaks at parapet walls, split seams, cracked boots around vent stacks and loose shingles on pitched sections.

Roof Replacement

Complete tear-off on pitched roofs, with plywood replaced where the old boards are soft, ice-and-water shield in the valleys and a GAF shingle system on top.

Emergency Roof Repair

Water coming through a top-floor ceiling can't wait for a weekday appointment. We answer 24/7, tarp or patch to stop the leak, and come back for the permanent fix.

Chimney

Rebuilt crowns, new counter-flashing and repointing on brick chimneys that rise through flat and pitched roofs alike.

Gutters

Seamless gutters and downspouts on pitched homes, and cleared or replaced leaders on flat roofs, so water leaves the building where it should.

What Goes Wrong on Newark Roofs

Most of the leaks we trace in the city come back to a handful of causes. If you own a multi-family or attached home, these are worth knowing before you hire anyone.

  • Parapet and coping leaks. The short brick walls around a flat roof take a beating from weather. When the cap stones or metal coping separate, water runs down inside the wall and shows up as a stain a floor below, which makes it easy to blame the wrong spot.
  • Clogged drains and ponding. A flat roof depends on a working drain or scupper. Leaves, grit and old patching material block them, and standing water slowly breaks down the membrane around the low spot.
  • Patch on top of patch. Many older flat roofs have been coated and recoated with tar for decades. Once the layers start cracking, another coat buys a season at most, and the trapped moisture hides rot in the deck.
  • Shared walls on row homes. Where two attached roofs meet, the flashing along the party wall has to tie both sides together. If the neighbor's roof was redone with a different material, that seam becomes a common leak point, so we look at it on every attached house.
  • Two roofs on one house. Two- and three-family frame houses often have a steep main roof plus a flat rear section or porch roof. We check both, because a failing section out back can send water into a unit the owner rarely sees.
Newark FAQ

Questions from Newark Homeowners

Can you replace the roof on my three-family while tenants are living there?
Yes, and that's normal for us. We give you a schedule to share with tenants, protect entries and walkways, and leave the building watertight at the end of every work day. If a unit has a skylight or roof hatch, we let that tenant know before we touch it.
Is a coating enough for my flat roof, or do I need a new one?
A coating can extend a roof that is still sound underneath. If the deck is wet, the seams are open or there are already several layers of tar, a coating won't hold. We'll show you what's under the surface before recommending either option.
Does roof work in Newark require a permit?
Some jobs do and some don't. We confirm with the City of Newark building office before any work starts and take care of the paperwork when a permit is required.
Are there discounts for veterans or seniors?
Yes. We take 20% off for veterans, active-duty military and homeowners 65+, and you can spread the cost out with financing on approved credit.
