Roofing for the Larger Homes of Englewood Cliffs
Englewood Cliffs sits on top of the Palisades, and much of the borough is made up of larger single-family houses on generous lots. Those roofs are rarely simple rectangles. Many have several hips and ridges meeting at different heights, deep valleys, dormers, skylights, tall brick or stone chimneys and long runs of flashing where a lower roof tucks into a second-story wall. Each of those joints is a possible entry point for water, and a big roof has plenty of them.
That complexity is why we spend real time on an inspection here before anyone talks about price. We walk the whole roof when it is safe to do so, check the attic for staining and ventilation, and photograph what we find. A small leak above a family room can come from a valley flashing twenty feet away, and replacing shingles at the stain will not fix it. Trying to decide between fixing and replacing? The cost factors for a house like yours are laid out in our New Jersey roof cost guide.
Our shop is in Edgewater, just south of Fort Lee, so getting to an Englewood Cliffs address is a short drive along the cliffs rather than a trip across the county. That makes follow-up visits, material deliveries and after-hours leak calls easier to arrange. It does not change how the work is done: tear-off to the deck where needed, GAF materials installed to the manufacturer's specifications, and a site cleaned up with magnets for nails before we leave.
Roofing Services in Englewood Cliffs
Homeowners in the borough mostly call us for the work below. Follow any link for materials, steps and what to expect.
Roof Replacement
Complete GAF systems for multi-hip and multi-gable roofs, including new underlayment, ice-and-water protection in every valley, new step and counter flashing, and ridge or other exhaust venting sized to the attic.
Roof Repair
Valley leaks, cracked pipe boots, wind-lifted shingles and failing skylight flashing traced to the real source, with photos before and after so you can see what changed.
Slate Roof Repair
Some older houses here carry slate. We swap broken pieces with matching stone and rebuild worn flashing, keeping the sound slate on the roof.
Chimney
Tall masonry chimneys get new crowns, caps, repointed joints and properly cut-in counter flashing, which is often where a stubborn attic leak starts.
Gutters
Seamless gutters and oversized downspouts for roofs that dump a large volume of water into a few corners, plus guards where mature trees overhang.
Emergency Roof Repair
If a storm tears shingles loose or a limb comes down, we tarp the roof at any hour and document the damage for your insurance company.
Where Englewood Cliffs Roofs Tend to Fail
Bigger, more detailed roofs fail in predictable spots. These are the areas we check first on homes in the borough.
- Valleys carrying too much water. When two large roof planes drain into one valley, that channel handles far more water than the rest of the roof. Worn valley metal or shingles cut too short at the centerline show up as ceiling stains well below.
- Roof-to-wall flashing on additions. Where a one-story section meets a two-story wall, step flashing has to be woven with each course of shingles and covered by siding or counter flashing. Missing kick-out flashing at the bottom often rots the wall behind the gutter.
- Exposure on the cliff top. Houses up on the Palisades can catch more wind than those in sheltered valleys. Shingles along rakes, ridges and eaves lift first, so we pay close attention to starter strips and nailing patterns there.
- Skylights past their prime. Skylights often outlast their flashing kits but not by much. On a replacement we usually recommend new flashing or a new unit rather than reusing old metal under new shingles.
- Hot, under-vented attics. Large attics with lots of hips have little ridge length for exhaust venting. Without enough airflow the shingles age faster and ice dams form at the eaves in winter.
