Slate Repair That Preserves the Roof You Already Have
A slate roof is not a roof you replace at the first sign of trouble. Natural slate lasts 75 to 150 years, and on most of the homes we inspect across Edgewater, Teaneck, Tenafly and Englewood, the slate itself is still sound. What has failed is the nails holding it, the copper flashing around the chimney, or the mortar along the ridge.
That distinction matters, because it is the difference between a repair and a five-figure replacement. Too many homeowners are told their slate roof is finished when what it actually needs is a few dozen tiles reset and the valleys rebuilt. - Slipped or Missing Slate: The tiles are intact but the fasteners have corroded and lost their grip. Often several drop at once after a storm following decades of no trouble.
- Nail Sickness: Older homes were roofed with iron or early galvanized nails that rust through long before the slate wears out. The slate is fine; the nails are gone.
- Cracked or Delaminating Tiles: Individual slates split from impact, foot traffic or freeze-thaw. Delamination — the slate flaking into layers — indicates a tile genuinely at end of life.
- Failed Flashing: Copper and lead flashing at chimneys, valleys and sidewalls frequently fails decades before the slate. This is the single most common source of a slate roof leak.
- Deteriorated Ridge and Hip Mortar: Bedding mortar along ridges erodes, loosening the capping tiles and opening a direct path for water.
- Previous Bad Repairs: Tar, caulk, roofing cement and mismatched tiles applied by someone unfamiliar with slate. These almost always trap moisture and accelerate damage underneath.

Why Slate Needs a Roofer Who Knows Slate
Slate cracks under point loading. An experienced crew never bears weight directly on the tiles — we use roof ladders, hook ladders and staging to spread the load. A general roofing crew walking a slate roof in ordinary boots will typically cause more damage than the problem they came to fix.
