What is soffit and fascia?
Fascia is the vertical board along the roof edge that gutters attach to. Soffit is the horizontal underside panel between the fascia and the house wall — it provides attic ventilation.
Why does soffit rot?
Most soffit rot comes from clogged or misaligned gutters dumping water on the fascia, or from ice dams pushing water back under shingles. Fix the root cause, not just the panel.
Signs Your Soffit or Fascia Needs Repair
Soffit and fascia damage usually starts up at the roof edge, where few homeowners look. Walk around the house once or twice a year and look for these signs:
- Peeling paint. Paint that keeps flaking off the fascia often means moisture is getting into the wood.
- Soft wood. If a screwdriver sinks into the board with light pressure, it is rotted and cannot hold gutter hangers securely.
- Gaps where animals get in. Openings between the soffit, fascia and wall let in squirrels, birds, bats and insects. Chewed edges or nesting material are a clear warning.
- Sagging gutters. When gutters tip away from the house or hangers pull loose, the fascia behind them has often failed.
- Stains and streaks. Water marks on the soffit or the siding below it mean water is running behind the gutter instead of into it.
Soffit & Fascia Materials Compared
The right material depends on the style of the house and how much upkeep you want to do.
- Wood. Traditional and easy to match on older homes. It needs regular painting and caulking, and it is the most likely to rot when gutters overflow.
- Aluminum. Does not rot and comes in vented and solid panels. Wrap can cover wood fascia that is still sound. It can dent if hit by a ladder or branch.
- Vinyl. Low maintenance and comes in colors to match vinyl siding. It can get brittle in hard cold and may sag over long spans without proper support.
- PVC and composite trim. Looks like painted wood but will not absorb water. A good choice where fascia stays wet, such as near valleys and downspouts. It moves with temperature, so it must be fastened and jointed correctly.
How a Fascia Repair or Replacement Works
- Inspect. We check the fascia, soffit, drip edge and gutters to find where water is getting in and how far the damage goes.
- Remove rotted boards. Gutters come down so we can cut out every soft section, not just the part you can see from the ground.
- Check the rafter tails. The rafter ends sit right behind the fascia and can rot too. Damaged tails are repaired before new trim goes on.
- Install new fascia and soffit. New boards or wrap go up, then soffit panels with venting where the attic needs intake air.
- Re-hang the gutters. Gutters go back on solid wood with the correct pitch, or we install new seamless gutters if the old ones are worn out.
- Clean up. Old wood, nails and debris are hauled away before we leave.
Soffit, Roof Ventilation and Ice Dams
Soffit is the intake side of your attic ventilation. When soffit vents are painted over, blocked by insulation or replaced with solid panels, warm air gets trapped in the attic. In winter it melts snow on the upper roof, and the water refreezes at the cold eaves as an ice dam. That ice backs water up under the shingles and into the fascia, which is how many rot problems start.
