Older Roofs Deserve a Careful Look

Bogota is a small borough with a lot of older housing on compact lots: colonials, bungalows, capes and two-family homes, many of them built before or shortly after the Second World War. Houses that age have usually been reroofed more than once, and every past job leaves something behind for the next roofer to deal with.

On older homes like these, a tear-off can uncover things that never turn up on a newer house: board sheathing with gaps between the planks, two or three layers of shingles, chimney flashing smeared with tar instead of replaced, and sometimes sections of original slate still in place on a porch or bay. We check what's under your roof before quoting, and if something hidden does turn up once the old material is off, we stop and show you photos before going further.

Where good slate remains, we would rather fix it than throw it away; our slate roof repair work covers broken pieces, failed flashing and worn valleys. And if your insurer has asked about the age or condition of your roof, a written inspection with photos gives you something concrete to send them, whether or not you hire us for the work.

Roofing Services in Bogota

Bogota homeowners call us most often for the services below. Click through for materials and process.

Roof Replacement

Tear-off down to the boards, new plywood over gapped plank sheathing where needed, leak barrier along the eaves and through each valley, and a GAF shingle system installed to the manufacturer's specifications.

Roof Repair

Spot repairs for missing shingles, cracked pipe boots, open valleys and sidewall leaks, done in a way that won't complicate a replacement down the road.

Slate Roof Repair

Matching replacement slates, rebuilt valleys and new flashing on older slate roofs, or on the slate sections that survive on porches and bays.

Chimney

Re-flashing, repointing and new crowns or caps for the brick chimneys found on so many of the older homes in town.

Gutters

Seamless gutters and downspouts that move water off a small lot without dumping it at the foundation or onto a neighbor's driveway.

Emergency Roof Repair

If a storm opens up an aging roof in the middle of the night, we come out, cover it and keep the water out until a proper repair can be made.

What We Find Under Bogota Roofs

Age is the common thread. These are the issues worth understanding before you start collecting quotes.

  • Plank sheathing. Many older homes were built with boards instead of plywood. Gaps between them, or boards that have split, give modern shingle nails a poor hold. Laying new plywood over the boards is often the right fix.
  • Too many layers. Every added layer adds weight and hides whatever is going on underneath. A roof with two or more layers usually needs a complete tear-off so the deck can be inspected and repaired.
  • Tarred-over chimney flashing. Tar and roofing cement spread over old flashing crack within a few seasons. Step flashing with counter flashing set into the mortar joints is the repair that lasts.
  • Porch and bay roofs. Small low-pitch roofs over porches, bay windows and back entries are often the oldest and most neglected parts of the house. They leak into walls and ceilings you might never connect to the roof.
  • Little or no attic ventilation. Older attics were rarely built with balanced intake and exhaust. Without it, moisture builds up in winter and shingles cook in summer, which shortens the life of even a brand-new roof.
Bogota FAQ

Questions from Bogota Homeowners

My house is old. How do I know what's under the shingles?
During the free inspection we look from the attic and at the roof edges, which usually tells us how many layers are on and whether the deck is boards or plywood. That goes into the written quote, along with how any decking replacement would be handled.
Is it worth saving an old slate section, or should I go all shingle?
It depends on the slate. Sound slate can outlast several asphalt roofs, so if the stone is in good shape, repair is often the better value. If it is flaking or soft, replacement makes more sense. We'll show you which one you have.
Will my Bogota reroof need a permit?
It depends on what the job involves. Before anything is scheduled, we confirm the requirements with the Bogota building department and file whatever is needed on your behalf.
