Roofing for the Neighborhoods Behind the Malls
Most people know Paramus for Route 4 and Route 17, but step a few blocks off either highway and the borough is quiet single-family streets. The houses there are largely mid-century: ranches, bi-levels, split-levels and center-hall colonials, many built in the decades after the war. A lot of those roofs were last replaced a generation ago, so we see plenty of homeowners who are deciding between one more repair and a full tear-off.
We help you make that call with facts instead of pressure. An inspection covers the shingles, the flashing, the attic and, where we can reach it, the decking. Afterward you get photos and a written estimate that spells out materials, ventilation changes and any sheathing allowance, so nothing on the bill comes as a surprise. If you want a feel for what drives the price first, our guide on what a new roof costs in New Jersey walks through it.
Because so many Paramus houses have siding, soffits and gutters that aged alongside the roof, we can quote the whole exterior at once. Doing it in one project means one crew, one cleanup, and trim and flashing details that fit together instead of being patched around each other.
Roofing Services in Paramus
These are the jobs Paramus homeowners call us for most often. Each one links to a page with the full process and material options.
Roof Replacement
Tear-off to bare wood, replacement of any delaminated or soft plywood, ice-and-water shield along eaves and valleys, synthetic underlayment, and a matched GAF shingle, starter and ridge cap system.
Roof Repair
Blown-off tabs after a windstorm, cracked rubber boots on plumbing vents, and leaks where a split-level's upper roof meets the wall of the lower section. We fix the cause, not just the stain.
Siding
Vinyl or fiber cement siding installed over a proper weather barrier, with new flashing at windows and at every roof-to-wall line so the two systems work together.
Soffit & Fascia
Rotted fascia boards replaced and wrapped, plus vented soffit panels that give the attic the intake air most older ranches never had.
Gutters
Seamless gutters sized for the roof area they drain, with downspouts placed to move water away from the foundation, the driveway and any finished lower level.
Flat & Low-Slope Roofs
Garage roofs, porch overhangs and shallow rear additions replaced with a membrane rated for low slopes rather than shingles that let water back up underneath.
What We Find on Paramus Roofs
Mid-century houses tend to fail in predictable places. Here is what usually turns up when we get on a roof in town.
- Long, low ranch rooflines with little ventilation. A wide ranch roof with a shallow pitch and a few small gable vents traps heat in the attic. Shingles age faster, and in winter the warm attic melts snow that refreezes at the cold eaves. Adding continuous ridge venting and soffit intake is often part of our replacement quotes.
- Split-level and bi-level wall intersections. Where the upper roof of a split-level runs into the side wall of the taller section, step flashing and counterflashing do all the work. When siding was replaced without reflashing, water finds its way behind it and shows up inside as a ceiling or wall stain.
- Aging fascia and undersized gutters. Original wood fascia behind the gutters rots once the paint fails, and older gutters are often too small for the roof they serve. Overflow then soaks the fascia further and splashes against the foundation.
- Brick chimney flashing. Many colonials and ranches have a masonry chimney with flashing that was simply caulked over at the last reroof. We cut in new counterflashing and add a cricket behind wider chimneys so water and debris can't pool there.
- Older layered roofs. When an earlier crew shingled over the original roof, the second layer hides soft decking and adds weight. We price a full tear-off so the new roof goes on solid, flat sheathing.
