What Goes Wrong on Edgewater Roofs

Living along the river shapes most of the repairs we do in town. These are the things we look for first.

Wind-driven rain off the water. Storms that cross open water hit the river-facing side of a building hard. Rain gets pushed up under shingle edges, past loose drip edge and into wall-to-roof joints that would stay dry on a more sheltered street.
Corroded flashing and fasteners. Damp air speeds up rust on steel flashing, nails and drip edge. We often find flashing that looks fine from the sidewalk but is pinholed or crumbling where it meets a chimney or sidewall.
Ponding on flat roofs. Membranes on condos and townhomes fail first where water sits: low spots, clogged drains and scuppers, and seams near parapets. Correcting the drainage is usually part of correcting the leak.
Slate patched the wrong way. Older slate roofs are often 'fixed' with tar, roofing cement or asphalt shingles tucked in where a slate broke. Those patches trap water and make the next repair harder. Proper slate work takes them out and puts stone back.
Leaves in valleys and gutters. Homes on the wooded, sloping streets near the Palisades collect leaves in valleys and gutters, which holds water against the roof and spills it onto fascia boards.
