Working on Montclair's Older Homes

Montclair has some of the most varied housing in Essex County: large Victorians and Colonial Revivals, Tudors with steep gables and half-timbering, Craftsman bungalows with deep eaves, and brick houses whose slate roofs have been in place for generations. Upper Montclair, the blocks around Watchung Plaza and the South End each have their own mix.

Roofs on these houses were built with materials and details a typical shingle crew doesn't see every day: slate, copper valleys and flashing, built-in gutters, decorative ridges and finials, and chimneys that rise well above the roofline. On any of them, the goal is to fix what's failing without losing the look that makes the house worth keeping.

Before we quote, we figure out what the roof actually is and what shape it's in. Sometimes that means a repair on a sound slate roof. Sometimes the slate has truly worn out, and replacing it with new slate, composite slate or a designer shingle makes more sense. Either way you get photos and a written estimate with the options laid out side by side.

Roofing Services in Montclair

These services cover most of what Montclair homeowners need. Each one has its own page with details on materials and methods.

Slate Roof Repair

Matching and replacing broken slates, repairing hips and ridges, and rebuilding copper valleys and flashing on roofs that still have plenty of life left in the stone.

Roof Replacement

When the slate or shingles are past saving, we replace them with new slate, composite slate or GAF designer shingles while keeping the original roofline, dormers and trim details.

Chimney

Rebuilding crowns, repointing tall brick stacks, and installing new step and counterflashing so water stops traveling into the attic and the walls.

Gutters

Seamless aluminum or copper gutters, plus repair of the built-in box gutters found on many older houses, a common source of hidden rot at the eaves.

Soffit & Fascia

Replacing rotted fascia and soffit boards on deep, overhanging eaves with trim that suits the age and style of the house.

Roof Repair

Leaks at dormers, skylights and the many roof-to-wall joints found on larger, older homes.

Roof Problems Typical of Montclair's Older Houses

Old roofs fail differently from newer ones. These are the issues we look for first on a Montclair inspection.

  • Slate at the end of its life. Slate wears out slowly: it flakes, softens and starts to slide as the nails holding it rust through. Some roofs need only spot repairs, while others have so many failing pieces that patching stops being worth it. We'll tell you which one you have.
  • Leaking built-in gutters. Many older homes have gutters built into the roof edge and lined with metal. When that lining cracks, water goes straight into the cornice and the wall, often with no sign outside until the paint starts peeling.
  • Tall chimneys with tired mortar. A chimney that rises high above a steep roof takes the full force of the weather. Loose mortar, cracked crowns and old flashing let water travel down inside the brick.
  • Layers of tar and caulk. Decades of quick patches can bury the original copper or slate details. They rarely solve the real problem and make a proper repair harder, so we remove them and fix the flashing underneath.
  • Turrets, gables and dormers. Complex rooflines mean more valleys and more flashing to get right. They also call for careful staging and fall protection, which we plan for and include in the estimate.
Montclair FAQ

Questions from Montclair Homeowners

Should I repair my slate roof or replace it?
If most of the slate is sound, repair is usually the better value, since good slate can outlast any shingle. If many slates are flaking or sliding, we'll show you the evidence and price both a repair and a replacement.
Is composite slate a good fit for an older Montclair house?
It can be. Composite slate keeps the look of a slate roof at a lighter weight, and our Montclair Victorian project used it to replace the original slate. New slate and designer shingles are options too, and we'll go over the trade-offs for your house.
Does anything change if my house is in a historic area?
Possibly. Before work starts, we check with the Montclair building department, including whether your address needs any additional review, and plan materials and appearance around what they tell us.
Do you offer financing for larger projects?
Yes. You can spread the cost of a slate or chimney project through financing on approved credit. Veterans, active-duty service members and homeowners 65 or older also receive 20% off.
