Big Roofs, Old Trees and a Lot of Detail

Tenafly roofs tend to be bigger and busier than most. A center-hall colonial with a garage wing, a Tudor with a steep front gable and three dormers, or an older house on the East Hill with slate and copper trim can easily have a dozen valleys plus several chimney and wall intersections. Every one of those joints is a place where water can find its way in, and each needs its own flashing detail.

That's why we put more time into the inspection than into the pitch. We get on the slopes when the material allows it, check the attic from below, and photograph every problem area. The written estimate breaks the work down by section, so you can tell whether you're dealing with one tired valley over the kitchen or a roof that has reached the end of its life everywhere.

Houses here also mix materials more than usual: asphalt on the main roof, slate or copper over a bay or the front entry, sometimes a flat deck above a sunroom. We handle all of it on the same job, so you aren't lining up two or three different trades to chase a single leak.

Roofing Services in Tenafly

These are the services Tenafly homeowners ask us about most. Each one links to a page with more on materials and how the work is done.

Slate Roof Repair

Swapping cracked or slipped slates for matching pieces, fastening them properly instead of gluing them in with tar, and rebuilding worn copper valleys. We work from ladders and roof hooks rather than walking across the stone.

Roof Replacement

Tear-off on large and steep roofs with fall protection set up first, new decking wherever the old boards are soft, ice-and-water shield in every valley, and a GAF architectural or designer shingle picked to suit the house.

Roof Repair

Leaks at skylights, dormer cheeks and chimney counterflashing, plus the seams where a newer addition ties into the original roof.

Chimney

Plenty of homes here have more than one chimney. We re-flash them, repoint loose mortar and build a cricket behind wide stacks so water and leaves stop piling up against the brick.

Gutters

A big roof sends a lot of water to its edges, and oaks and maples drop a lot of leaves into it. We install seamless gutters sized for the roof area, with guards where the tree cover calls for them.

Emergency Roof Repair

When a limb comes through during a storm, we tarp and secure the roof day or night and photograph the damage for your insurance company.

What We Find on Tenafly Roofs

Large, older homes on wooded lots wear out in fairly predictable ways. These are the issues that come up on our inspections here again and again.

  • Valleys worn out by tree debris. With so many valleys on a typical roof, and leaves and needles collecting in all of them, valleys often fail years before the open field of shingles. The water then runs sideways under the shingle edges and leaves a stain far from where it actually got in.
  • Slate patched with the wrong materials. Older slate roofs often carry past repairs made with roofing cement, asphalt shingles tucked in among the slates, or face-nailed pieces. Those patches trap water and crack the slates around them. We take them out and repair the area with real slate.
  • Steep pitches and tall eaves. A 12/12 Tudor gable or a three-story rear wall can't be worked safely from a ladder alone. We plan roof jacks, anchor points and staging for these jobs ahead of time, and that setup is already built into the estimate you receive.
  • Copper that has outlasted its solder. Copper valleys, bay roofs and flashing can last for decades, but the soldered seams eventually open. Often the right fix is resoldering or replacing a single section rather than redoing the whole roof.
  • Roofs older than anyone remembers. Many Tenafly houses have changed hands since the last re-roof, so the current owner may not know how old the shingles really are. A documented inspection gives you a real baseline for budgeting and for conversations with your insurer.
Tenafly FAQ

Questions from Tenafly Homeowners

My Tenafly house has a slate roof. Does it have to be replaced?
Not necessarily. Sound slate can last a very long time, and many slate roofs only need broken pieces replaced and the flashing redone. If the stone itself is soft or flaking across large areas, we'll show you and walk through the options, including new slate and slate-look products.
Can you work on a roof this steep without damaging it?
Yes. Steep and multi-level roofs get staging, roof jacks and fall protection before anyone starts. On slate we use hooks and ladders so nobody has to stand on the surface.
Do roofing jobs in Tenafly need a permit?
Whether one is needed comes down to what we are doing. Before any crew arrives, we confirm the requirements with the Tenafly building department and take care of the paperwork.
What does a roof on a house this size cost?
Size, pitch, material and the number of details all move the price, so we only quote after an inspection. Our New Jersey roof cost guide walks through the main factors. Payment plans are available on approved credit, and there is a 20% discount for military members, veterans and seniors 65+.
