Roofing From the Next Town Over

North Bergen shares a border with Edgewater, where Randy's Roofing Construction is based, which makes it one of the closest towns we serve. It is also one of the most varied. The township runs from the top of the Palisades down toward the low ground by the Meadowlands, and the housing changes along the way: attached and semi-attached two-family homes on narrow lots, three-family frame buildings, brick garden apartments, small single-family houses with pitched roofs, and condo towers near the cliff edge.

Because of that mix, we don't show up with one answer for every house. A pitched roof on a single-family home is usually a shingle question: how many layers it carries, whether the boards underneath are sound, and whether a roof repair buys real time or just delays a replacement. A flat roof on a two- or three-family house is a different job altogether, where the membrane, the flashing up the parapet and the path the water takes to the drain matter more than anything you can see from the sidewalk.

Roof Problems We Expect in North Bergen

Most North Bergen leaks trace back to a short list of causes. These are the things we check before we put a price on anything.

Exposure on the ridge. Homes near the top of the Palisades sit high and open to wind coming off the Hudson River. Strong gusts lift shingle tabs, peel back loose membrane edges and push rain into flashing joints that would stay dry on a sheltered street.
Flat roofs behind parapets. Many multi-family buildings have a flat roof hidden behind a low brick or frame parapet. When the flashing on that wall cracks or the coping loosens, water runs down inside the wall and can show up a floor or two below the real leak.
Shared walls and joined roofs. On attached houses the roof often continues straight across to the neighbor's. A seam at the property line that was never tied in properly is a common leak, and fixing it well sometimes means talking with the owner next door.
Coating on top of coating. Flat roofs that have been painted with silver coating or mopped with tar over and over can hide wet insulation and rotten boards. Another coat will not stop a leak that is coming from underneath.
Getting materials in and debris out. Narrow lots, shared driveways and limited street parking make staging a dumpster harder. We work out where the container and materials will go before the job starts and check with the township about what is required.

My North Bergen two-family has a flat roof. Is a new coating enough, or does it need replacing?

When the membrane is firmly attached, the seams are tight and the layers underneath are dry, a repair plus a proper coating can make sense. If it is blistered, soft underfoot or has already been coated several times, replacing it is usually the better value over time. We show you photos of what we find before recommending either one.

Where does the dumpster go on a block without a driveway?

That depends on the street and the lot. We look at the property first, then check with the North Bergen construction office about permits for the roof work and for placing a container on the street, and we build any of that into the schedule.

Do you work on condo buildings and garden apartments?

Yes. We can put the scope in writing for a board or management company, go over the options in plain language, and schedule roof access, noise and cleanup around residents.
