The Project
The owner of this Newark Ironbound 3-family had owned the building for 22 years and the original roof for almost as long. Granular loss had reached the point where every heavy rain produced new attic moisture, and a recent inspection by the city flagged the roof as the leading source of upcoming code-enforcement notices. The owner needed a full replacement, but couldn't displace any of the three tenant families during the work.
We scheduled around the tenants by working strictly weekday daytime hours, coordinating dumpster placement with Newark DPW around street-cleaning schedules, and pulling permits in advance so day-one work began at 7 AM sharp. Full tear-off revealed roughly 40% of the original 1×6 plank decking needed replacement — we swapped it all to 5/8" CDX plywood.
Four working days, zero tenant relocation, GAF Timberline HDZ Charcoal architectural shingles, new ridge vent, and a written 10-year transferable workmanship warranty on completion.
